Choose this route to sale if you have already found your next property. Believe me, I know this from past experience. In 2003 we needed to upgrade from my 2 bed apartment to a house. I placed my apartment on the market and went sale agreed in six weeks. So we started house hunting and found a nice house in a mature development and agreed to buy it. Obviously I was dependent on the sale of my apartment to purchase the house. The legal process began for both properties. Over the weeks and months that followed everything was smooth on my side, but the buyer of my apartment was having problems securing the mortgage. They did not make us aware of this issue, and kept prolonging the time with silly legal queries. This drawn out process meant I could not complete on the house purchase. The couple selling the house, also in the chain for another house, got fed up with this and gave a deadline date for us to complete. Our solicitor did the same on the apartment buyer, who only then admitted they could not secure the funds. This resulted in us having to go back to the market to sell the apartment, and lost out on the house in the meantime. We did sell the apartment second time around, but the original house had been snapped up. Lesson learned is to avoid the chain if at all possible. I’m a firm believer in things happen for a reason, but very frustrating at the time. Therefore when we decided to upgrade again to our ‘forever home’, we agreed a sales price with SellHouseNow.ie before we began looking. We agreed to fix the price on our current house for 6 months. This allowed us to look for our new home with confidence, and sellers were keen when we told them we were not in a chain. Wasn’t exactly true, but as good as…. I would highly recommend, but I’m done with moving house

Myself and three siblings inherited the property from our Aunt (second mother). We needed to sell the property, but were reluctant (and emotional) about putting the ‘For Sale’ sign up.
